Your day, in order

Pre-shoot: Pick one good outdoor spot (your favorite location — home porch, beach, downtown Melbourne) for the talking-head clips. Gimbal on, DJI Mic 2 clipped to your collar.

Block A (~20 min): Shoot the four talking-head clips (1, 4, 6, 7) from that one location. 2-3 takes each.

Block B (~30 min): Walk-and-shoot in the neighborhood you choose. Get B-roll for Clip 2 (neighborhood vibe), Clip 5 (BTS — could be heading-into-a-showing footage), and Clip 8 (a listing exterior + interior if you have access).

Block C (~15 min): Coastal B-roll (Clip 3) — beach, lagoon, sunset — anytime that day or week when you're already there.

Upload: Drop raw clips into the file-drop (amy-files.pages.dev). I take it from there.

Clip 1 — Intro / welcome

Clip 2 — Neighborhood spotlight
B-roll · no talking ~30 seconds
Pick ONE neighborhood you love and want to spotlight. Melbourne, Indialantic, Cocoa Village, Downtown Eau Gallie — your call. NOT Viera unless you specifically want it. Walk around filming the vibe: a coffee shop, a key street, a notable landmark.
How to shoot: Slow gimbal moves, count to 5 as you pan. Multiple short clips (10-15s each) beat one long take. No talking — I'll add your voice and captions in post.
Clip 3 — Coastal lifestyle B-roll
B-roll · no talking ~15 seconds
Pure visuals of why Brevard is Brevard: beach, Indian River Lagoon, palm trees against sky, sunrise or sunset, water lapping a dock. Whatever feels like home.
Shoot when convenient. If you're at the beach this week anyway, grab a few seconds. This is fillable across multiple shoots over time — golden-hour stuff lands hardest.
Clip 4 — Florida Homestead Exemption tip
Talking head ~30 seconds

"Here's something about the Florida Homestead Exemption most Brevard buyers don't realize. When you buy a homesteaded home, the previous owner's exemption stays on the property through the rest of that tax year — so your first year's tax bill is usually fine. But you have to file for your OWN homestead by March 1 of the next year to keep that protection going. If you miss that deadline, your taxes can jump significantly the year after. It's a one-form-and-done filing with the county property appraiser — but it has to be done on time."

Clip 5 — Behind-the-scenes

You doing realtor work. Walking up to a listing, opening a lockbox, signing docs at a closing table, prepping for a showing. Casual phone-held-by-a-friend energy. No script — totally fine to just say "heading to a showing today, wish me luck" if you want a voice line.
Easy to grab. Any actual work moment this week — a listing visit, a closing, a quick walk-through prep — turns into this clip.
Clip 6 — First-time buyer / closing costs tip

"If you're buying your first home in Brevard, here's the one thing realtors don't talk about enough. Closing costs. Most first-time buyers budget the down payment and the monthly mortgage and assume they're set. They miss the wall of closing costs — usually 2 to 3 percent of the purchase price. On a $300,000 home, that's $6,000 to $9,000 due at closing on top of your down payment. The fix: either save for it early, OR ask your realtor to negotiate seller concessions. In this market, sellers will often cover part of it if it means a smoother close."

"Moving to Brevard from up north? Here's what surprises everyone in their first month. Hurricane season starts June 1 and runs through November. If you're new to Florida, that doesn't mean a hurricane is coming for you — but it does mean you need to be ready. The basics: know your evacuation zone, have shutters or plywood for your windows, keep a week of water and non-perishables on hand, and know where your important documents are. Most longtime Floridians have this on autopilot. Newcomers learn it the hard way. Better to learn it now."

Clip 8 — Listing or recent-sale spotlight
B-roll · no talking ~20-30 seconds
ONE listing or recent sale. Exterior approach (walk up to the front door), key interior moments, the hero feature — pool, view, kitchen, whichever makes the property memorable. Slow gimbal moves.
